Introduction
A private developer engaged Nadi Group to deliver land planning and design consulting services for a 16-acre site in Cooke County, Texas, situated along Highway 82 near Lindsay. The development—provisionally known as Sunset Oasis RV Park—is envisioned as a dynamic outdoor hospitality destination with a blended focus on recreational vehicle (RV) accommodations and integrated commercial components that support both travelers and local economic activity.
Project Summary
The vision for Sunset Oasis RV Park is to create a vibrant, multi-functional destination that offers more than just RV sites. The site will feature a mix of long-term and transient-use accommodations (RVs and Park Models); supported by amenities tailored to traveling workforces and leisure users alike. With a high-visibility highway frontage, the development incorporates commercial uses such as small retail or service-oriented offerings that enhance convenience and contribute to the park’s long-term sustainability.
The planning approach emphasizes a well-organized layout with high attention to accessibility, circulation, and experience. Core elements include clubhouse facilities, internal trails, potential green buffers, and strategically placed retail pads or service structures. The site’s positioning along Highway 82 makes it an ideal candidate for attracting both tourism traffic and extended-stay RV users, particularly those affiliated with nearby energy, logistics, or agriculture sectors.
Our Role
Nadi Group approached the Sunset Oasis project with a focused, stepwise methodology beginning with comprehensive research and physical site analysis. This included evaluating topography, soil and vegetation conditions, adjacent land use, and slope dynamics, followed by municipal and zoning investigations. A density bubble diagram and site composite were created to establish the foundational layout logic.
Following the research phase, Nadi Group conducted an immersive site inspection and consultation, walking and documenting the property to uncover design opportunities and refine initial assumptions. This led to the development of a detailed layout master plan that includes the RV site configurations, internal roadway systems, and the placement of amenities and commercial components. Emphasis was placed on achieving the optimal balance of density, environmental stewardship, and market-driven flexibility.
