Project Overview
Introduction
Nadi Group was engaged by M2S Holdings, LLC/Salmon Ruins RV Park, LLC to design a visionary modular residential community on a 40-acre parcel in Farmington, New Mexico. The community is envisioned as an “upscale” affordable housing development that redefines manufactured housing by integrating missing middle typologies—single-family, duplex/triplex, and walk-up apartments—within a cohesive, walkable neighbourhood framework.
Project Summary
Following a site visit and field consultation in June 2024, the project was conceptualized as a diverse housing ecosystem that promotes affordability without compromising design or livability. The proposed development will feature a blend of factory-built home types—including modular and manufactured single-family units, multi-unit clusters, and low-rise apartment or condo buildings—arranged around a centrally located community hub.
The layout seeks to reinforce a sense of belonging and active community life, supported by pedestrian connectivity, open green spaces, and neighborhood-scale amenities. The overall approach embraces sustainable growth while responding to local housing demands and market dynamics. The project also anticipates a phased implementation strategy to accommodate absorption rates and streamline municipal engagement for approvals.
Our Role
Nadi Group led the planning and design of the community with a holistic, phased approach that began with comprehensive site research and physical analysis. This included evaluating topography, vegetation, hydrology, and surrounding land uses, as well as preparing a composite base map and zoning review to inform early planning decisions. These insights shaped a conceptual bubble diagram, laying the groundwork for spatial organization and land-use distribution. Building on this foundation, the team developed a preliminary master plan that visualized the optimal layout for residential clusters, circulation, and community amenities—serving as a critical tool for early engagement with the municipality and stakeholders. As feedback was gathered and feasibility became clearer, the initial design was refined into a finalized master plan that introduced phasing strategies and prototypes of the proposed unit and building types. To ensure the development is ready for engineering execution, Nadi Group will prepare a detailed CAD package incorporating layout specifics and recommendations for grading and utility placement—positioning the project for seamless transition into construction documentation and municipal approval.
