Introduction

A private developer engaged Nadi Group to assist in the planning and design of a scenic 55+ manufactured home and RV community situated on a secluded bluff overlooking Manistee Lake in Manistee, Michigan. The project aimed to transform the 33-acre site into a year-round destination that harmonizes the natural beauty of northwest Michigan with modern amenities and an active adult lifestyle.

Project Summary

The Bluffs on Manistee Lake was conceived to leverage its elevated position above the tranquil waters of Manistee Lake, offering residents and guests panoramic views and direct access to a variety of outdoor recreational activities. The community features a mix of manufactured homes and RV sites, including 13 exclusive Seasonal Super Sites measuring 60′ x 100′, each equipped with concrete pads, stamped concrete patios, gas fire tables, and 8′ x 10′ storage sheds.

Amenities within the community include a spacious clubhouse, heated swimming pool, hot tub, pickleball courts, and a fenced-in, off-leash dog park. Future plans encompass the addition of a fitness center and game room to further enhance the active lifestyle offerings. The development emphasizes a balance between private relaxation and social engagement, with organized activities.

The location provides convenient access to the natural attractions of Manistee County, including miles of Lake Michigan beaches, inland lakes, world-class fishing, extensive biking and hiking trails, and several nearby golf courses. The proximity to historic downtown Manistee offers residents a diverse array of shopping, dining, entertainment, and cultural experiences.

Our Role

Nadi Group provided a comprehensive suite of consulting services, beginning with a preliminary site inspection and field consultation, followed by technical site analysis and the design of the master development plan. Our role extended to developing a strategic construction phasing plan and detailed architectural and amenity construction design services.

Our team continues to collaborate with the client, offering operational planning support and construction review during the build-out. Phase one of the project was completed and opened in Spring 2024, marking the beginning of a new era for active adult living in northwest Michigan.
