Project Overview

Introduction

Nadi Group was engaged by Sunset Cove & Resort LLC to reimagine and reconfigure an existing 69-acre RV park located at 207 Port Blvd in Trinity, Texas. The project seeks to transform the current layout into a more functional, diverse, and modern outdoor hospitality destination that can better serve long-term users, short-stay guests, and future development phases that introduce additional lodging typologies and recreational features.

Project Summary

Situated near the waterfront and adjacent to Trinity's local road network, the property offers significant potential for a refreshed site experience. The reconfiguration effort is designed to optimize land use, improve circulation and access, and elevate the overall amenity offering. The proposed redesign includes RV sites and park model units. The new layout is expected to offer a curated blend of flexibility and specialization for both seasonal and recreational users.

The transformation includes improving the sense of place through intentional landscape integration, positioning of clubhouses, and programming of recreational spaces. Given the property’s scale and context, the vision embraces phased development to allow early activation while setting up for long-term growth and operational success.

Our Role

Nadi Group undertook a strategic planning and design process beginning with a one-day site inspection and field consultation. This on-site review involved walking and documenting the land, discussing the client's objectives, and identifying challenges and opportunities relevant to the layout redesign. A follow-up phase included a comprehensive physical site analysis, zoning and regulatory review, and creation of a bubble diagram to spatially express how best to configure the site's new components.

From there, the team developed a detailed sketch master plan illustrating the optimized placement of lodging units, internal roads, amenity areas, and open space features. Special consideration was given to the balance of density, experience, and constructibility. The design was packaged into a presentation-ready format for review and future stakeholder engagement.

To support implementation, Nadi Group also prepared an engineer-ready CAD master planning package based on the approved sketch layout. This deliverable included layout precision necessary- for construction documentation, along with recommendations for utility line placement and site grading strategies. This ensured that civil engineers could immediately proceed with construction-level planning, grounded in both regulatory alignment and practical design logic.
