Introduction

Three Ponies RV Park and Campground is a 320-acre project that is part of a1,000-acre, $2 Billion resort development by American Heartland. The 125-acre theme park (comparable to the size of Magic Kingdom® and Disneyland®), will feature an Americana-themed environment with a variety of entertaining rides, live shows, family attractions, waterways as well as restaurant-quality food and beverage offerings. The 320-acre RV Campground will be the largest campground in the central U.S., with 750 RV spaces and 300 cabins, plus amenities.

Our Role

Nadi Group team provided complete land-planning (Master Planning) services, including site pre-selection input; field consultation/site inspection services; site analysis, bubble diagraming and zoning review; sketch masterplanning, and final master plan development. The master plan included integrating natural site elements and view sheds, laying out primary road circulation patterns; optimizing the 750 RV spaces to include pull-in, pull-thru, and back-in sites; configuring the layout of 300 cabins, comfort stations, major amenity buildings, and outdoor trails and amenities. Nadi Group collaborated with several world-class theme park design firms to produce an RV resort master plan that seamlessly integrated into the larger theme park vision.

Project Summary

The overall 1,000-acre entertainment development is located near Vinita, northeast Oklahoma, just west of Grand Lake, on Route 66. It will be built in phases, starting with the 320-acre Three Ponies RV Campground master planned by Nadi Group. The campground is scheduled to open in the spring of 2025.
