A private developer contracted the Nadi Group to develop a subdivision concept for a new industrial park in the St. Boniface Industrial Park Phase 2. As the single largest development-ready site within Winnipeg's city limits , it needed to fit within the city's strategy to transform spaces like this from "the traditional imagery of segregated industrial uses [into an] aesthetically pleasing, sustainable, mixed-use development."
The client envisioned this 169-acre site as Winnipeg’s third premier Industrial Development with enough flexibility to accommodate a wide variety of developers and users with multiple ownership. Our plan for the site includes 22 industrial sized lots, local roads and a central park space with retention pond. To ensure a successful subdivision concept, we referenced the city’s planning principles and took into consideration current business operator’s expectations and concerns. We also incorporated the city’s local industrial road standards and best practice in industrial park design. The public park reserves cover 10 per cent of the site, with the proposed retention pond alone representing five per cent.
We developed an overview flow plan, a subdivision concept/site plan, and a phasing and landscaping plan. We coordinated the Development Application package and provided the project management of sub-consultants for the application process. This project is ongoing.
