Project Overview

Introduction

Chazy Lake LLC engaged Nadi Group to lead the master planning for a new 30-acre RV campground near the shoreline of Chazy Lake in the Town of Dannemora, New York. Located off Route 374 and forming part of a larger 140-acre holding, the project aims to become a premier outdoor hospitality destination that capitalizes on its lakefront location and natural surroundings.

Project Summary

The project will unfold on a phased basis, beginning with a contiguous 30-acre parcel near the highway and potentially extending toward the waterfront for recreational access. Key amenities under consideration include kayak and boat launches, nature trails, dog parks, and playgrounds—all designed to highlight the site's proximity to Chazy Lake. The shallow and rocky lake areas will be carefully studied for optimal recreational use- ensuring a safe and inviting guest experience.

The campground is envisioned as a blend of long-term seasonal RV sites and short-stay leisure accommodations. The project will likely include glamping options, park model cabins, primitive tent sites, and unique lodging like Conestoga wagons or teepees. This diversity in offerings is designed to broaden market appeal and enhance year-round usability. Environmental sensitivity and aesthetic integration with the natural terrain will be key planning principles, especially along the lakefront edge.

Our Role

Nadi Group approached this project with a collaborative and site-responsive process. Initial efforts included a detailed site analysis of topography, vegetation, hydrology, and existing land uses, along with a regulatory review to identify zoning and environmental constraints. This information was synthesized into a physical site plan and bubble diagram to guide optimal layout concepts. One refinement round was built into this early stage to align assumptions with the site's realities.

Next, the team conducted a site inspection and field consultation to deepen its understanding of the property’s spatial and experiential qualities. This in-person assessment informed the development of a detailed layout master plan, which featured a comprehensive campground design. The plan included designated areas for different lodging types, as well as amenity placements such as clubhouses, recreational facilities, and trails. The visual presentation of the master plan helped articulate a clear vision for stakeholders and serves as a foundation for future discussions and project approvals.
