Lonestar, North Dakota

Introduction

Lonestar is a planned Manufactured Home Community in Mountrail County, North Dakota that fulfilled the critical need for suitable, affordable housing for residents in the Manitou Township area.

As land planners for this project, we were involved in site design and assisted in the marketing of the project.  

Project Summary

This project involved designing for a phased development to incorporate both the drainage areas on site and planned on-site wastewater treatment plants.  An extensive evaluation was undertaken, along with the client’s engineer, to determine the detention and WWTP requirements of the site based on number of homesites and natural features per natural drainage area. Additional features were incorporated into the plan to mitigate impacts to adjacent properties, including buffer/screen plantings and an attractive boulevard entrance with entrance signs.
