Elba Township, Michigan

Introduction

A private developer enlisted the Nadi Group to develop a PlannedManufactured Home Community located along Davison Road, east of Harsen Road,and west of Elba Road in Elba Township, Lapeer County, Michigan.

Project Summary

The project is to be a land lease community that consists of310 leased lots on an approximately 75.3 acre site. The Homesites will be occupied by multi-section homes (perpendicular and parallel) built to the HUD code. All homes initially placed in the community will be new and have exterior horizontal lap siding and pitched, shingled roofs.  

We worked to effectively maintain the balance between the lots (60’ x 96’ and 98’ x 63’) within the project site and the natural environment. We provided park space and community pathways that connect to the green space, which surrounds permeates across the site. To ensure a vibrant character, we proposed a clubhouse and outdoor amenities such as horse shoes, pickle ball and corn toss.

We developed a sketch plan and project information document, which were used to solicit municipal approvals.
