A private developer engaged the Nadi Group to create a feasibility massing study for a mixed-use development on a parcel zoned Community Commercial.
The massing study explores the building's size, including ground-level offices and retail spaces with (up to) six floors of residential units. The massing study also respects the planning parameters of the Planned Development Overlay (PDO) 1 ordinance for the area and parking requirements. We also explored an ancillary parking option on a separate parcel, where a split-level parking structure would reside.
Our role is to provide a concept site plan, a cross-section and a spatial breakdown for the building concept.
