What does the 30-minute call cover?

We'll ask about your site, your goals, and your timeline. You'll get honest feedback on whether a Diligence Sprint makes sense for your situation and what the process looks like. This isn't a sales call. It's a scoping conversation.

How much does a Diligence Sprint cost?

Sprints are fixed-fee, scoped after the discovery call. A Rapid Scan starts at $8,000 for a quick viability read and Phase 1 direction. A Full Feasibility engagement with scenario pro formas and sensitivity testing typically runs $35,000 to $75,000. Larger engagements with investor-grade deliverables and stakeholder alignment scale from there.

What do I get at the end of a Diligence Sprint?

A clear go or no-go recommendation backed by site analysis, market data, entitlement risk assessment, program and density scenarios, and financial modeling. Everything you need to make a capital decision or take to investors with confidence.

Do I have to commit to design work after the sprint?

No. Advisory is a standalone engagement. Many clients move into master planning with us after the sprint, but that's a separate decision. The sprint is designed to give you what you need to move forward with anyone, including us.
